How much will I have to pay out of pocket?
If your insurance covers a new roof and you’re within your policy limits, you’ll only have to pay the deductible set by your insurance company. If you choose any upgrades, they may also come out of your pocket.
If your roof must be updated to meet code requirements but your insurance doesn’t cover it, we’ll discuss your options and let you know the costs before we start any work on your roof.
What are some common terms used in insurance?
- The Replacement cost (RCV) is the full cost of the repair/replacement that your insurance company deems needed to replace your roof.
- Depreciation (DEPREC) is the decrease in fair value of your roof due to age. Depending on your policy, this amount may or may not be recoverable. Depreciation is paid when incurred – in other words, after the roof is completed
- Deductible is the amount the insurance policies requires the policy holder to pay applicable to a claim made under a specific policy.
- The Actual Cash Value (ACV) is the amount is the value of your roof as it stands today. This is determined by taking the RCV and deducting the age and condition of the roof (the depreciation).
- Code Upgrades are items that may not have been a construction requirement before but are a requirement currently. Code Upgrades are paid when incurred. Not all policies include code upgrades and you may have to come out of pocket to pay for these items.
